Top Companies 2021: Real Estate
In its 34th year ColoradoBiz‘s Top Company honors Colorado companies that have drive, determination, a vision and a plan, and ultimately make the state a better place to live and work. These three companies—one winner and two finalists—represent the 2021 top companies in real estate.
WINNER
Denver
Koelbel and Company is the longest-serving family-owned real estate development company in the region. Since 1952, the company has helped shape the development of Colorado real estate with enduring developments spanning the residential, mountain resort, and commercial office and retail sectors.
Koelbel has made a name for itself in luxury property development over the past six decades, creating communities such as Pinehurst, The Breakers, The Preserve and several developments in Cherry Hills Village. But the company has also addressed the real estate needs of a large and diverse population; It was the first developer in Colorado to use low-income housing tax credits for projects near mass transit locations.
Recognizing the need for affordability, the company formed Koelbel Urban Homes, a division primarily dedicated to higher-density urban development. The leadership team also takes an active part in political discussions about affordable housing and works closely with the mayor’s office, the Department of Economic Development and other key partners to get these complicated deals off the ground.
Today, the company is a leader in affordable housing development, including transportation-focused projects that provide both senior and work-related housing. So far, Koelbel has delivered a total of nine projects with a total of 690 units and at the end of May broke ground for its 10th project (67 units) – RidgeGate in Lone Tree.
“We tend to look at how impactful we can be for each individual family,” says Carl Koelbel, the company’s chief operating officer and eldest of Buz Koelbel’s three sons. “We never counted how many tickets we sold or put on the plate.”
The company also pioneered the collaborative office space concept in Denver and led the creation of commercial office space in Denver’s River North (RiNo) district.
Koelbel and Company has long helped make Colorado a better place. Examples include a $1 million contribution in 2020 to the Rocky Mountain Public Media Capital Fund for the new Buell Public Media Center in Denver and a major gift for the renovation and expansion of the Leeds School of Business building (now known as Koelbel Building). on the University of Colorado Boulder campus; Donation from Koebel Library, which serves as the central facility for the Arapahoe County Library District; and participation in several charities, foundations and committees in the Denver area.
FINALISTS

An Appearance: A view of the luxurious Laurel Cherry Creek
BUILD DIALOGUE
Cherry Creek North is no stranger to luxury, but the bar has just been raised with the neighborhood’s tallest condos for sale. Developed by Pauls Corp., Laurel Cherry Creek is an urban oasis that combines the comforts of home with the design of a high-end resort. With 71 homes on 12 floors, Laurel Cherry Creek offers an exclusive 24/7 retreat in one of Denver’s most desirable neighborhoods.
Our team leveraged our collective expertise in the hospitality industry to deliver a cohesive experience from the outside in, carefully considering residents’ needs and expectations in every detail of architecture and interior design.
Laurel Cherry Creek is designed to capture the interest of passers-by and attract potential residents with a touch of luxury. Working closely with the Cherry Creek North District Design Advisory Board, Laurel Cherry Creek reflects the materials, textures, scale and details of the surrounding neighborhood while adding something exciting and fresh to the fabric of the neighborhood.
The architecture stays true to the design’s emphasis on contrast and balance, combining a decidedly clean and simple aesthetic with classic elements and a materiality that exudes a rich and timeless elegance. The building’s limestone-clad base acts as a grounding element as the eye explores the contemporary metal panels and ample glazing accented by private balconies on the living levels above.
Laurel Cherry Creek understands the value of first impressions and takes curb appeal to a new level with a porte cochère framed by a blocky limestone facade. Designed with strong, angular lines, the mass of limestone complements the lobby’s expansive glazing, inviting the outdoors by day and offering a warm, opulent glow at night.
Upon entering their gated lobby, residents are greeted with 19-foot, floor-to-ceiling windows and a stunning multi-tiered custom chandelier. Designed for private events, the lobby is reminiscent of a luxury hotel with a concierge desk, bar area, and comfortable seating.
The lobby’s palette of white and gray marble, walnut, and brass serves as a backdrop to modern, Scandinavian-inspired furniture, giving the space a light and airy feel. Clean lines, together with layered, classic elements such as portals, ground the expansive volume and guide residents and guests from one room to the next. A specially curated art collection featuring works from multiple Colorado artists further enhances the living experience.
As residents enter their homes — which range in size from approximately 935 to 4,760 square feet — the resort-like experience continues with carefully detailed elevator lobbies, subtly mirrored elevator cabins, and intimate entrances to their apartments.
Once inside, the homes welcome residents with plenty of natural light and city and mountain views through large windows. Each home also features multi-panel sliding patio doors and collapsible glass wall systems, creating a seamless indoor/outdoor living experience. Key design features include linear fireplaces, custom cabinetry, and professional grade appliances. The clean lines and luxurious, high-end materials and furnishings in all residences rival some of the finest hotels in the world.
Alongside the busy streets below, a rooftop oasis awaits residents and their guests with a saltwater pool flanked by relaxing cabanas and oversized lounge chairs, a summer kitchen with a pizza oven, an outdoor grill, seating for conversation, and a fire pit. As if the unobstructed mountain views weren’t enough, the stainless steel pool cladding roof evokes a strikingly modern feel that carries the architecture’s emphasis on angular design while serving the practical purpose of minimizing the risk of cracks and leaks.
Within walking distance to dozens of shops including boutiques, spas, salons, galleries and restaurants, residents who call Laurel Cherry Creek home can also enjoy ground floor restaurant and retail spaces designed to foster a sense of community – both in the neighborhood as well as among the residents. The facade glazing surrounded by angular limestone pillars mimics the architecture of the condominium lobby, creating a visual connection between the space and the sidewalk to entice guests. All entrances for the restaurant and ground floor retail spaces are on Steele Street to ensure the main lobby remains an exclusive convenience for residents.
With a focus on resort-like living centered on quality design and amenities, Laurel Cherry Creek is setting a new standard for modernity and luxury in Cherry Creek North as the neighborhood evolves with a new generation of residents.

11 Real “South Park” Spots You’ll Find In Colorado | arts and entertainment
The television show South Park, which has aired for more than 20 seasons, is embedded in Colorado’s cultural history. Set in the fictional South Park, Colorado, this television show was written by Trey Parker and Matt Stone – both alumni of the University of Colorado, Boulder. Given her Colorado background, it’s no surprise that her fictional television show often blurs the lines between fictional and real locations.
1. Fair play – Okay, this isn’t official, but it’s important, so it steals the top spot on the list. Although there is no official statement that South Park is based on the town of Fairplay, Colorado, most fans accept this as the truth. When you drive through fair play, it’s easy to see why. First, it’s in the South Park National Heritage Area, a large conservation area that spans the nearby plains and foothills in Park County. Fairplay also has rows of multicolored A-frame style buildings as seen on the show. In addition to a similar building style, there is actually a “South Park Historic District” located right in town. Also, this tiny town is encased in mountains, which is very similar to what appears in the background of South Park’s outdoor scenes.
So no, it’s not official, but fair play is widely credited as the inspiration behind the city on the show. Fairplay plays it up too, with cutouts of characters hiding around town and a gift shop full of South Park merchandise.
2. Casa Bonita – Casa Bonita is probably the most famous real-life location in South Park. It’s a family-style Mexican restaurant known for its sopapilles and cliff divers, both of which show up in South Park when the boys visit Casa Bonita during a birthday party. Casa Bonita welcomes this addition to the TV show, hiding tiny South Park characters around the premise for guests to find. It’s no surprise – popular character Cartman loves this restaurant so much that he’s willing to convince his best friend that a doomsday apocalypse has happened so he can steal his place on the party’s invitation list.
3. Stark’s pond – From time to time, the South Park boys often go to a place they refer to as “Stark’s Pond”, usually when they need to do something nefarious. It makes multiple appearances throughout the show and is used for scenes where the characters simply need to escape the hustle and bustle of their small town. Believe it or not, this is an actual pond in Fairplay, Colorado — one of many reasons people assume South Park’s show is directly based on fair play. It is located a few blocks from downtown on Highway 285.
4. Cave of Winds – Did you see the episode with ManBearPig? The episode with Al Gore where Cartman eats a ton of fake gold while trapped in a cave? It’s all reflected in the Cave of the Winds, an outdoor recreational attraction in Colorado Springs. If you haven’t been there yet, you should check it out. Among other things, there are cave tours, but also a high ropes course, a via ferrata and a huge canyon swing.
5. Dillon Reservoir – This isn’t officially mentioned, but if you’re familiar with the show and know your way around the Summit County area, you’ll see that the similarities between what’s on the show and what you can visit are scary.
This appears in an episode where the boys accidentally wreck a boat, causing the “world’s largest beaver dam” to rupture at a reservoir, leading to the flooding of a nearby town, the fictional Beaverton. A very, very similar facility can be found in Silverthorne, Colorado, with the Dillon Reservoir just above the town. It’s about an hour from Fairplay, Colorado – the city most likely behind the inspiration for South Park.
6. Colfax Ave – Colfax Avenue, referred to several times as Denver’s shady street, appears in several episodes, including one where popular character Jimmy is looking for love. Believe it or not, this street is a very real place, once dubbed “the longest, baddest street in America” by Playboy Magazine.
7. Java moose – Another South Park location that just seems to have a different name on the show, Fairplay’s Java Moose bears an uncanny resemblance to Tweek’s Coffee. Next time you’re in town, stop by for a cup.
8. Cheyenne Mountain – Cheyenne Mountain, a mountain towering over Colorado Springs and best known for being the home of NORAD, appears in an episode where the area is taken over by a Rosie O’Donnell/Trapper Keeper hybrid. Yes, you read that correctly.
9. Four Mile Historic Park – Four Mile Historic Park is a pioneer museum with more than 30 acres of educational facilities and unofficially appears in an episode where the boys go on a field trip to learn more about Colorado’s past just to have the educational park where they are being taken over by criminals looking for the password to a high-tech safe. Unfortunately, things only get worse when all of the adults on the premises refuse to break their pioneering characters and are therefore unable to open the digital safe.
10. Cherry Creek, Colo – There is an episode where the boys manipulate wealthy children in a plot with the tooth fairy. This goes down in Cherry Creek, part of Denver.
11. Coors Field – Coors Field, home of the Rockies, features in two episodes of South Park – ‘Professor Chaos’ (2002) and ‘The Losing Edge’ (2005).
This is our list! Did we miss one? Let us know in the comments.

The Narrative brings modern American fare to Cherry Creek
“This is our greatest hope” blasted Chef Paul Nagan. “…to become the place everyone talks about, everyone has a story about.”
narrative, Cherry Creek’s newest restaurant and housed in the recently opened Jacquard Hotel, opened Wednesday night with the ambition to become a neighborhood gathering place for good food and casual conversation. And the cuisine, which is described as “Contemporary American”, corresponds to this vision.
“The concept of the menu is definitely contemporary American… traditional American with a contemporary twist,” Nagan explained. “That’s our idea behind many dishes, to make them comfortable dishes but to make them as high quality as possible… Take our burger for example, we source the burger from Lombardi Brothers, a local meat company that actually makes dry-aged feed roast for us and then grinds it.”
This slide show requires JavaScript.
Nagan has been cooking in Vail, Colorado since attending Johnson & Wales University. He has since cooked in kitchens across the state, including Range restaurant the Renaissance Hotel, where he specialized in American West cuisine, and now he brings that experience to The Jacquard. With breakfast dishes like smoked Salmon Avocado Toast with homemade pesto and local bread with evening dishes like Prawns and Grits with andouille sausage, bacon, peas and Tabasco butter – this chef mixes his unique technique with American classics – and does it seasonally.
“We will change our menu three times a year,” Nagan explained. “Incorporating seasonal changes into the products and all that, but we want to keep the familiarity. If someone loves the burger or loves the short rib…we’re definitely going to have core items that I don’t think are going to change a lot so that we keep that neighborhood, everyday vibe in the restaurant.”
The Jacquard is just one of many new rooms that have been added to Cherry Creek’s roster in recent years. From new award-winning restaurants to cafes, bars, boutique hotels and retail outlets, the area once known primarily for its malls and art galleries is seemingly emerging as one of Denver’s trendiest neighborhoods. Narrative aside, the Jacquard offers a rooftop bar and rooftop pool — two destinations Denver residents flock to in the summer months. And while LoDo, RiNo, and LoHi have endless dining and drinking options, these new additions make us think Cherry Creek could be the next nightlife hotspot.
The Narrative is open for breakfast Monday through Friday from 6:30am to 11am and Saturday and Sunday from 7am to 11am. It is open daily from 11am to 2pm for lunch and 5pm to dinner, with happy hour daily from 2pm to 6pm. You can browse the menu and discover more details here.

The Cherry Creek plan would restart the riverfront near the mall
The neighborhood known as Cherry Creek is reexamining its relationship with the body of water known as Cherry Creek.
The neighborhood known as Cherry Creek is reexamining its relationship with the body of water known as Cherry Creek.
After years of discussions, the area has a vision to renovate about a mile of the creek canal and improve sidewalks around the Cherry Creek Shopping Center.
It’s only a concept plan, and it could take a few years to find money and start construction, but it could be one of the next big projects in Denver’s extensive river and greenway system, according to Jeff Shoemaker, executive director of the Greenway Foundation.
The plan was created by the foundation, the Cherry Creek Area Business Alliance and Denver Parks staff based on input from the community, he said.
The concept plan provides:
- Four new bridges. A new “artificial bridge” would connect the back of the mall to the Belcaro neighborhood. A pedestrian and bicycle bridge would replace the bridge near Steele Street. And another pedestrian/bicycle bridge would cross near Garfield Street, which could be an important link for cyclists.
- A new pedestrian walkway to separate cyclists from pedestrians and better walking areas around the mall itself.
- A plaza with a new water feature and shade near the mall, as well as various new park features around Cherry Creek Park and City of Brest Park.
- A better way to get in the creek and play.
- A general cleanup of non-native vegetation.
This is how it could happen.
This thing could obviously cost millions to run, and it doesn’t have a dime on its name yet. However, the Greenway Foundation and the city have recently completed similar projects with similar timelines.
For example the “River Vision” Plan, launched in 2011, has already spawned renovations near Confluence Park and beyond.
“We will be putting up a price tag by the end of the year and also making recommendations on potential funding sources,” Shoemaker said.
He reckons it will take until 2020 to figure out the funding.
“Hopefully in three years we can put a shovel in the dirt,” he said.

Major renovation for Inn at Cherry Creek
The new owner of a boutique hotel in Cherry Creek is planning a renovation aimed at enhancing the area’s cultural and retail fabric.
The Inn at Cherry Creek was acquired on a leasehold by 233 Clayton Partners, a collaboration of BCM Investments, Aparium Hotel Group and CHMWarnick. The 37-room hotel at 233 Clayton Street in Denver will continue to operate for the next year or so while owners formulate plans for a major renovation and repositioning.
The renovation won’t significantly change the number of keys — BMC CEO Matt Joblon said there will be literally no more than one to three additional rooms.
“We want to do a great, much larger neighborhood restaurant – three meals a day. We will expand the retail space and bring in a third party to run an experiential type of retail that doesn’t currently exist in Cherry Creek,” he said, adding that there will also be more open common spaces.
The renovation will likely include the addition of a partial fifth floor to the four-story hotel.
It will also feed into the neighborhood culture of Cherry Creek, known for things like its annual arts festival and more recently the Arts Feast.
“I think there’s an opportunity to really expand and expand the cultural aspect of Cherry Creek,” Joblon said, noting that it means art, music, food and other amenities. “We want to do a project that focuses on the cultural part of Cherry Creek to really expand and expand that part … for both locals and visitors.”
Joblon said the Cherry Creek North Business Improvement District is transforming the neighborhood from an “eight-hour-a-day community to an 18-hour-a-day community.”
“As we finalize our plans for the Inn at Cherry Creek, we will seek to support the community with these changes,” he said. “The core of our vision is to create a place that will become the cultural epicenter of this neighborhood.”
Once the renovation of the Cherry Creek inn begins, it should take about a year.
“BMC believes Cherry Creek North is the premier destination in Denver for both locals and visitors, and we are committed to preserving the authenticity of this community.
The Inn at Cherry Creek has incredible potential to be a destination in its own right in this thriving neighborhood and we are excited to be working with Aparium and CHMWarnick to transform this asset.”
BMC has made a name for itself in Cherry Creek North developing projects including Steele Creek Apartments, which recently sold for $141.5 million, Halcyon Hotel and the forthcoming St. Paul Collection, Moxy Hotel and 2nd & Detroit .
Between Halcyon, Moxy and Inn at Cherry Creek, the company will have more than 361 hotel rooms in Cherry Creek. Another Denver-based developer, Stonebridge Cos., is building the 201-room Jacquard Hotel in Cherry Creek North, a market that Joblon says has been starved for hotel rooms for many years and has a bright future.
“I think there will definitely be a lot of new listings coming online in the immediate future and there is no clear need for additional hotel rooms,” he said, explaining the decision not to significantly expand the Inn at Cherry Creek guest room inventory.

Sidford acquires standalone office building in Cherry Creek
A Denver company has purchased a 180,000-square-foot office building on the edge of the booming Cherry Creek North shopping district to be completely modernized and made available to one or more occupants.
Sidford Capital LLC bought 100 Garfield from Midland States Bank for $4.4 million. Midland will continue to occupy 5,300 sf of office space on the fourth floor and approximately 4,300 sf of retail space on the first floor through early next year.
“We have a unique opportunity to offer the market a self-contained building with signage for potential occupants of the entire building, medical tenants, financial institutions or traditional office occupiers,” said Andy Wolf, Sidford Capital’s senior vice president.
The building has parking—a rare commodity in Cherry Creek—as well as signage and access to Colorado Boulevard via the East First Avenue corridor. The parking ratio is 1.93:1,000, and Wolf noted that the city is considering removing the two-hour on-street parking limit, which would be an added convenience for renters.
Amid a thriving new development in Cherry Creek, “This is a very good size building for someone who has a great sign, has access, and is on the First Avenue corridor at the east entrance to Cherry Creek,” commented Wolf.
Sidford intends to offer 100 Garfield at prices in the low to mid range of $30 per sf gross. New build office rentals in Cherry Creek can range from the high $30s to the high $50s.
While Sidford Capital intends to put the building up for rent, if the right owner comes along, we would “at least explore that possibility,” Wolf said.
The building was built in 1982 and renovated in 2007.
Matt Vandal from Sognare Partners advised on both sides of the transaction. MidFirst Bank funded the acquisition.
Midland States Bank acquired the property through its purchase of Heartland Bank in late 2014.
