UDR surpasses Hollywood mogul in record-breaking deal


Thomas W. Toomey, the longtime CEO of UDR, one of the nation’s largest residential REITs, admitted earlier this year, “We missed it” regarding the staking of a large claim in the company’s Denver backyard.

Toomey, CEO of Highlands Ranch-based UDR, which has a market cap of about $10.5 billion, said he’s been telling his board members for the past six years that Denver is overbuilding housing and a correction is coming.

“Eventually I’ll be right,” he quipped last January while sitting on a podium at a conference sponsored by ULI Colorado.

Well, Toomey, who has not only been the CEO of UDR since 2001, but also the current one global chairman for ULI, never missed an opportunity to land the biggest apartment deal ever in Denver, as measured by a number of metrics. (Toomey declined to comment on this article because, as a public company, UDR “does not comment on potential transaction activity within any quarter unless a press release has been publicly distributed.”

He even outbid a Hollywood mogul on his record-breaking deal for the Steele Creek condominium in Cherry Creek.

UDR paid $141.5 million for the 12-story, 218-unit Steele Creek at 3222 East First Ave.

That equates to a record price of $649,083 per unit. Even if $17 million is subtracted from the total to account for value Matsuhisa Restaurant and other retail on the ground floor, it was a record price from afar, quoted Terrance Huntpart of ARA Newmark Team that listed and sold the trophy tower on behalf of Matt Jablons BMC investments.

“I think this is the biggest deal so far this year,” Hunt said. “I think there have been a few in the $120 million range, but I can’t think of any others that are over $140 million.

It’s not just the price that makes buying UDR stand out.

“There was a lot of talk about the record price per unit, but it was also a record price per square foot,” added Hunt, who listed the property along with fellow ARA brokers Jeff Hawks, Doug Andrews and Shane Ozment.

It sold for $680.50 per sf including retail.

“Excluding retail, it sold for over $600, and that’s $100 more per square foot than the next biggest deal,” the Joule’s $120 million sale last year, which is now the 1000 Speer by Windsor called.

And compared to nearby properties, UDR arguably didn’t overpay.

“That Paul’s Corp. sells condos just down the street in laurel for $1,000 each sfand Steele Creek has condo-quality units with a downstairs sushi restaurant operated by a world-renowned chef,” said Hunt.

In fact, one of the three offers for Steele Creek came from a “billionaire Hollywood producer” who was a personal friend of “Cook Nobu” by Matsuhisawho opened his only restaurant in Denver in Steele Creek.

Unsurprisingly, Hunt can’t confirm the Hollywood mogul’s identity.

“I can confirm it wasn’t Harvey Weinstein,” Hunt said when asked about the film executive who was fired from his eponymous company after the New York Times reported that he had accused at least eight women of inappropriate and unwanted activities Cash payments had sexual advances.

The fact is that gastronomy and retail often reduce the selling price of a flat share.

“A lot of apartment types are non-retail types and view retail space as something they’re likely to need replacing and spend big bucks on tenant improvements,” Hunt said.

“So if you have an apartment building in a not-so-desirable location and the city demands it with retail stores, there’s probably a good chance a coffee shop won’t make it,” he explained.

But Cherry Creek is Denver’s Rodeo Drive.

“They have the only Chef Nobu concept in Denver, in Denver’s strongest retail market. And Steele Creek residents have their own separate entrance to Matsuhisa, so it’s a great convenience for them.”

Also, some Steele Creek penthouses fetch rents as low as $5.27 per sf, or $7,000 per month. “And I think they immediately combined two penthouse units,” with a monthly rent of about $15,000, according to Hunt.

“They had professional athletes and CEOs living in Steele Creek,” he said, which is more than 90 percent documented.

Hunt expects the sale to represent the high water mark for some time.

“It’s a tall building with amazing skyline and mountain views in Cherry Creek, which has a lot of barriers to entry, and it fetches the highest rents in Denver,” Hunt said.

“I just don’t see an opportunity for a sale that dwarfs the price per unit and per sf in the near future,” he said.

UDR granted the property a $90 million construction loan.

“UDR was intimately familiar with every aspect of the building,” said Hunt.

Hunt and the ARA team gave about 24 tours of the tower, but not for Toomey and others from the UDR.

“They knew it from the days when you needed a hard hat to get to the job site,” Hunt said.

Everyone who viewed the property wanted to buy it, but they couldn’t get the financing going because institutional investors were more interested in buying Denver Class A suburban properties than urban properties, he explained.

“You can argue that we need more units, but the problem was that this huge supply of the same type of luxury product started operating at the same time in the same place,” he said in neighborhoods in and around downtown.

Matsuhisa anchors retail on the ground floor of Steele Creek.

But then came the absorption numbers for the first, second and third quarters, which showed properties were being rented out and rental concessions weren’t as drastic as many had feared.

“UDR really was the perfect buyer,” said Hunt. “I felt like in the back of Tom’s (Toomey) mind he didn’t want to let this one go. UDR will be a long term owner and I think they will be very happy with their purchase.”

Bay State Milling builds value in products


QUINCY, MASSACHUSETTS, USA – An unprecedented number of global disruptions are putting the food supply chain, which depends heavily on international collaboration, at greater risk. A dedicated North American closed supply chain helps insulate ingredient prices from market volatility, particularly when it comes to costs raw material wheat and grains continue to fluctuate.

National fast-casual restaurant chain Noodles & Company, of Cherry Creek, Colorado, USA, worked with Bay State Milling to develop Leanguini, which has been available nationwide since May. The Leanguini formulation is not only made with HealthSense, but also contains egg, essential wheat gluten and durum wheat flour. It’s described as “mimicking the namesake fresh pasta with a healthier crust”. It has the same taste and texture as regular linguini, but with 56% fewer net carbs and 44% more protein than regular wheat pasta.

Introducing such a concept nationally would not be possible in the current environment if Bay State Milling had not built up enough inventory to address some of these challenges.

“When we started building HealthSense a decade ago, we knew we needed to build some supply chain resilience,” Levangie said. “Basically, what we’ve done is build up enough inventory to have enough stock for one to two harvest cycles. We are beginning to promote our security of supply and price stability. We are incredibly well positioned.”

HealthSense is a commercial ingredient that hit the market just before the pandemic. It is available as a refined flour that tastes and works like traditional wheat flour. Co-branding with phrases like “made with HealthSense Flour” is an option.

“This provides traceability from seed to plate,” Levangie said. “We encourage marketers to describe it as a ‘strain-specific solution.'”

The only difference to regular wheat flour is that the starch complex absorbs a little more water; Therefore, minor formulation adjustments may be necessary.

With more home baking since the pandemic, the company flipped and entered the consumer goods space (via Amazon) with Flourish Flour, a high-fiber, all-purpose wheat flour that supports proper digestion and a healthy immune system. It contains five times more fiber than regular all-purpose flour and has been verified by the Non-GMO Project. It’s a direct replacement for all-purpose flour in most recipes.

Bay State Milling has also worked with Montana State researchers to develop high-protein hullless oats. They are gluten-free and contain 40% more protein than regular oatmeal.

Ticks are the truth in Colorado

 

The months of spring and early summer is the ideal time to get ticks in Colorado. Avoiding ticks is crucial when you are taking a walk in the great outdoors, in the area where Colorado ticks can be plentiful.

They’re small, clingy and sitting on the grass and in the shrubs around you. The tick season for Colorado is upon us. Even though ticks aren’t big however, they can still pack deadly punches.

“Ticks can carry multiple different infection-causing agents: bacterial, viral, parasites,” explained Dr. Phaedra FEGLEY, a family medicine doctor in Steamboat Springs and a staff member of the UCHealth Yampa Valley Medical Center. “Within minutes of biting you, they’ve released their saliva and whatever it’s carrying.”

Being aware of ticks could cause your skin to itch but keep reading to stay protected. Fegley provides the information you should know regarding ticks and health.

Important information regarding ticks in Colorado

There are around 30 tick species in Colorado and the most prevalent of which is ticks like the Rocky Mountain wood tick and the American dog tick. The activity of ticks is highest during spring and the beginning of summer, but ticks may be active all entire year. The altitude of the tick isn’t a guarantee. Ticks can be found at altitudes as high as 10,000 feet.

What is Colorado tick fever?

Colorado tick fever (CTF) is a rare disease that is caused by the CTF virus. CTF virus is spread to people through the bite of an infected tick. The most common symptoms of CTF are fever, chills, headache, body aches, and feeling tired.

How do people get infected with Colorado tick fever virus?

Colorado tick fever virus is transmitted by the bite of an infected Rocky Mountain wood tick (Dermacentor andersoni). It is important to perform tick checks after spending time outdoors and removing ticks before they have a chance to attach. The virus is not spread from person to person, except in rare instances by blood transfusion. Learn more about preventing tick bites here.

Where and when have most cases of Colorado tick fever occurred?

Colorado tick fever (CTF) occurs in people who live in or visit areas of the western United States and western Canada that are 4,000–10,000 feet above sea level. Most cases of CTF occur during spring or summer months when ticks are most active.

Who is at risk for infection with Colorado tick fever virus?

Anyone bitten by a tick in an area where the virus is circulating can get infected with Colorado tick fever virus. People who work outdoors or participate in outdoor activities are most likely to be exposed to ticks.

How soon do people get sick after getting bitten by an infected tick?

The incubation period (time from tick bite to onset of illness) ranges from 1 to 14 days.

What are the symptoms of Colorado tick fever?

The most common symptoms are fever, chills, headache, body aches, and feeling tired. Some patients will have sore throat, vomiting, abdominal pain, skin rash, or stiff neck. About half of all people who develop symptoms of Colorado tick fever virus have several days of fever followed by several days of improvement, then a second short period of fever and illness.

How is Colorado tick fever diagnosed?

Preliminary diagnosis is based on a patient’s symptoms and history of probable exposure to a tick in an area where Colorado tick fever (CTF) occurs. Laboratory tests typically detect CTF virus genetic material (RNA) or antibodies against the virus in blood.

What is the treatment for Colorado tick fever?

There is no specific medication to treat Colorado tick fever. Severe illnesses are treated by supportive care which may include medications to reduce pain and fever, hospitalization, and intravenous fluids.

How can I reduce the chance of getting infected with Colorado tick fever virus?

There is no vaccine to prevent Colorado tick fever (CTF). The best way to prevent CTF is to reduce your risk of tick bites.

 

Tick-borne illnesses

Does Colorado have ticks? In Colorado the most prevalent tick-borne diseases include Colorado Tick fever and Tick-borne Relapsing Fever. Contrary to its name, Rocky Mountain Spotted Fever is uncommon in Colorado.

However, it is true that the Centers for Disease Control and Prevention lists only nine instances related to Lyme diseases within Colorado during 2019. (the latest year that data is available) and none of the cases originating in Colorado Health experts say that there are limitations in surveillance data and issues with the under-reporting of Lyme disease. Therefore, it’s important to be vigilant about the spread of tick-borne diseases.

“Symptoms can be mild and feel as if you’ve got the flu. It is possible to experience the body aches, fever, and chills. The joints are painful. Then it goes away,” Fegley said. “And the immune systems of people differ. A person could be extremely sick, whereas another could appear to be suffering from some illness over a few days.”

Tips to prevent tick bites and tick-borne illnesses

Ticks are found along the edges of forests and prefer to remain near the tops of the plants or near the edges of grasses, so that they can quickly latch onto anything that passes close to. They are able to sense the body temperature carbon dioxide as well as body odor, vibrations and vibrations. They can also jump.

Put on tall socks or wrap your pants into socks. Choose lighter clothes so that the dark ticks stand out. Wear clothing that has been coated with DEET or permethrin to deter ticks. You can also apply repellents that are appropriate to the skin and body, like the oil of lemon Eucalyptus. Since no repellent can be guaranteed to work You should check for ticks following having been outside.

“As soon as you’re home, throw your clothes in the dryer on high heat for 20 minutes to dislodge or kill any ticks,” Fegley explained. “Shower and do a tick check, starting with your scalp and working your way down to check all the crevices of the body.”

Take care to clean up the leaf litter and mowing your lawn frequently. Take steps to avoid ticks of your pets, as they could carry ticks inside.

Removal of ticks

If you spot an insect bite in your body eliminate it as soon as you can. Use tweezers , or fingers to hold this tick close enough to the body that it is is possible then swiftly pull it upwards.

“Be careful not to squeeze the body or crush the head, as you can squirt more of its salvia into your body,” Fegley stated.

When should you see the doctor regarding ticks

Because ticks aren’t big and small, it’s very easy to overlook their presence.

“But if someone says, ‘I’ve been out hiking in the woods and three to 10 days later, I came down with this horrible illness,’ it’s worth seeing your medical provider and getting tested,” Fegley told the media.

If you spot an insect bite within your body Fegley suggests saving the tick and transferring it to one of the companies that study ticks to discover what illnesses they could be carrying.

Don’t let ticks keep you inside all summer long.

“Take steps to prevent bites and check yourself after being outside,” Fegley advised. “Ticks shouldn’t keep you from enjoying the outdoors.”

For more details about ticks and the prevention of bites from ticks, Fegley suggests learning more on Colorado Tick Fever. While bug repellants do not necessarily work against ticks, it is possible to read Environmental Working Group’s suggestions regarding safe repellants. If you happen to take an insect from your body, you are able to take it to the lab for testing.

Cherry Creek’s Parker Wolfe Named Gatorade National POY

CHERRY CREEK, COLORADOParker Wolf had a sneaking suspicion something was wrong when he saw his father walking down the halls of Cherry Creek High School on Wednesday.

Only a few hours before he had been told about a mysterious interview he was supposed to be doing that, but nobody had really given him the details.

“That was a little bit fishy what was going on,” Wolfe said.

Like any inquisitive high schooler, he did some research. Maybe asked some questions.

“I kind of felt like something wasn’t right,” he added.

But he didn’t have long, and only a short time later he was led to it High school where he was welcomed by teammates, coaches, family and friends. An award has been announced.

Wolfe gave up his spontaneous detective work. He was shocked.

“I was still surprised,” he said. “I did not know.”

Five months after an unbeaten cross-country season during which Wolfe broke multiple records at the Heritage Distance Classic and the Class 5A Colorado State Cross Country Championships, and won his first national title at the RunningLane XC National Championships in November, he was named the Gatorade National of the year for his dedication.

It was nothing new, however.

Wolfe had been accumulating awards over the past few weeks and months.

In December, MileSplit Wolfe named his MileSplit50 Cross Country Athlete of the Year. Last week, Wolfe was called Gatorade’s Colorado State Player of the Year.

It’s great,” said Wolfe, who will be going to the University of North Carolina next fall. “Especially with the year we canceled all national meetings. All other meetings do not continue. It’s really great. I’m super excited. I wasn’t really expected.”

But first, consider this: This summer, Wolfe was one of many across the United States to contract COVID-19. At one point, like many who questioned the long-standing effects of the virus, he wondered if he would be the same.

“Coming into the season and not knowing if I’m even going to be a contender for a national meet,” Wolfe said. “That’s definitely the icing on the cake, extra icing on the cake for me. Going through all these challenges throughout the season and getting paid off at the end is huge for me.”

Despite his fears, Wolfe stayed focused.

He allayed those doubts fairly early on by setting a new meeting record at October’s Heritage Distance Classic, setting a 5k best and Colorado soil record of 14:30.10.

About a month later, he set a new Colorado State record at the Class 5A Championships, posting a time of 15:10.40 at just over 6,000 feet.

“It’s pretty awesome,” Wolfe told the Denver Post at the time. “I never thought I would be here.”

But despite winning two very big races in the 2020 cross country season, he wasn’t done yet. Despite the cancellation of the Nike Cross Nationals and Foot Locker Nationals, Wolfe has his sights set on a national meet to wrap up his season.

Competing in the RunningLane National Cross Country Championships – arguably the most competitive competition of the season – he absolutely exceeded expectations by setting the nation’s best 5K time of 14:26.94 and in the closing moments of the race won a national title.

Wolfe’s recent championship upswing highlighted what was so special about his burgeoning talent.

The Cherry Creek senior showed patience, composure and the ability to turn it on when the moment really called for it. His victory at RunningLane remained his favorite moment of the season.

I’ve seen all my friends, seen all the other UNC commits that I haven’t seen in a while,” he said. “And then winning that race and being able to keep that belt was a highlight of the season for me.”

Wolfe won five straight races in 2020, including two under 15-minute attempts. He finished his cross-country career with four sub-15 performances at 5K and has been top 10 at the Colorado State Championships for his last three seasons.

That fall, Wolfe was joined by Cherry Creek teammate Riley Stewart for Gatorade State Cross Country Player of the Year.

On Wednesday, his family and coaches were among those who attended the ceremony.

Cherry Creek has become a hotbed for state and national talent in recent years. Last year’s Gatorade Colorado State Player of the Year, Cherry Creek graduate Jana Van Gytenbeek was also in attendance.

She recently won an NCAA title with Stanford.

Wolfe also met a friend from Philadelphia who flew in for the announcement.

He thanked everyone who was able to support him on his last run through the grounds.

“It was RIt’s really great to see my coaches and celebrate with them,” Wolfe said. “They have put a lot of work into helping me over the past four years. I know it’s exciting for them too. It’s cool that I can share with them.

“My parents too,” he added. “I know they put a lot of work into getting me two races out of state. You’ve helped me throughout my high school career.”

Wolfe joins an illustrious list of past Gatorade champions including last year’s winner Nico Young along with Grant Fisher, Drew Hunter and Edward Cheserek.

Young finished fourth at the NCAA Cross Country Championships for Northern Arizona last month.

“It’s really cool and to get the same award as Nico or Grant, these guys are really good runners,” said Wolfe. “Hopefully one day I will be at their level. I know next year I’ll be running with Nico in college and with the guys who won this award.”

Titans lose 3-0 in state championship



The Crested Butte Titans girls soccer team played the Dawson School Mustangs of Lafayette in the state championships last Wednesday, May 25th. Although the result was a 3-0 loss, it was just an unfortunate end to an otherwise impressive comeback of the season. With a bumpy start and a montage-worthy recovery, the girls fought for their spot in the final game. With six departures this year, this also marks the transformation of the team as a whole.


Tournament brings success for boys and girls



Don’t expect to walk away as champions twice in your first tournament appearance. But that’s exactly what the Gunnison Elite basketball team did on May 21-22 at the Rain Basketball Tournament held in Cherry Creek, Colorado.


Murphy and Schwartz qualify for the state



As the regional girls’ golf tournament wrapped up the season on May 24, two members of the Gunnison High School team went ahead and qualified for the state level competition.
Riley Murphy and Allie Schwartz competed in the 3A Championship Tournament in Broomfield on May 31st. Blue Noble was chosen as the replacement. This was Murphy’s second time to qualify for the state and Schwartz’s first.


Defeat Lamar Savages in the semifinals to advance to the state



The Crested Butte Titans varsity football team defeated the Lamar Savages on Monday afternoon to win the 2A semifinals – the final score was 4-0. A rock wall of defense coupled with superior stamina allowed the Titans to hold a small early-game lead turn into a monster victory.
In a hard-fought first quarter, the Titans played against the wind. They responded cleanly – when the ball landed in the hands of Titans, the goalkeeper, she would often hand-pass the ball to a nearby defender and trust the team to play it onto the field. And play it up, they did. After 15 minutes, Leigh Harpel was within range of goal with a quick series of passes, she shot, but it bounced off the post.


Space for three athletes



The GHS track season ended in glory last weekend with three state finishes. Ten athletes made the state cut and attended the meet, which was held at Jeffco Stadium in Lakewood. Originally scheduled to run Thursday through Saturday, a snowfall in late May pushed the races back to a chilly Sunday.
The top finisher for Gunnison was senior Melita Ferchau, who brought home the state championship in discus. She also placed fourth in the shot put. The discus result was long coveted as Ferchau placed second twice during her high school career, but it was the first time she’d landed in the shot put.


Riley Murphy wins the tournament



Last weekend, the GHS girls golf team traveled to Alamosa and played in their last regular season tournament at Cattails Golf Course. They brought home success – Riley Murphy took first place in the tournament and the team finished second overall.
“The girls have taken further steps in the right direction,” said head coach Kevin Mickelson.




The GHS Cowboys varsity baseball team ended the week with two wins and one loss. On Tuesday they defeated Salida and on Saturday they shared a doubleheader with Roaring Fork – which put the team to an 8-14 record for the season. Cowboys sprint towards the state



The Gunnison High School track struggled at the Friday Night Lights Cyclone Invitational in Pueblo last weekend in the final regular season meeting. The Cowboys saw a plethora of achievements everywhere — 10 athletes came out with qualifying state times and two, Maddie Stice and Melita Ferchau, broke school records.
Stice broke the Gunnison High School record for the two-mile run with a time of 11:39.93 – beating a record set by Najeeby Quinn 28 years earlier in 1994. Stice finished second in Friday’s race and is eighth overall for the 3A Division heading to the state meeting this weekend, May 19-21.


Victories over Buena Vista and Fountain Valley



Crested Butte Soccer has continued its winning streak into the semifinals of the 2A States after battling through the brackets with two solid victories last week. Both games were close compared to the dramatic results that marked the end of the regular season. The first, on Friday against Buena Vista, was won by the Titans 3-2. The next day, the team narrowly defeated Fountain Valley 1-0.


Second place as a team in the Dos Rios tournament



GHS Girls Golf held its only home tournament of the season Monday in Dos Rios. Because of the weather, the golf season starts and ends later than other high school sports, meaning they have two weeks left to qualify for the state.
Head coach Kevin Mickelson said the plan from the start of the season is still in place.
“Our overall goal has never wavered — we want to qualify for the state as a team,” Mickelson said.
